LUCKY BREAK COTTAGE  

Rental party is limited to a total of 6 occupants or less.

GUESTS NOT INCLUDED IN THE RENTAL AGREEMENT

Gatherings larger than the guests (up to six) included in the rental agreement are prohibited.  Parties, family reunions, and other gatherings including humans & animals that are not included in the rental agreement are prohibited and will result in fortifure of any damage/security deposit.

You must be age 25 or older to rent the Lucky Break Cottage.  

 

CONDUCT
Guests must conduct themselves in a manner that is respectful of our property and surrounding property owners.

 

NOISE

We also ask that guests observe the Kalkaska County noise ordinances which require lower noise levels between the hours of 10:00pm and 7:00am

 

SMOKING
There is absolutely NO SMOKING inside the cottage or the screen porch.

PETS 
Dogs are only allowed and approved on a case-by-case basis. In accordance with Michigan law all dogs must be kept restrained on a leash or lead at all times when outside of the cottage. An additional pet security deposit of $100.000 is required for pets.  This pet security deposit will be returned within 7 days upon a satisfactory inspection at check-out. Cats are not permitted at the cottage. Absolutely NO CATS.
 

BOOKING REQUIREMENTS 
A non-refundable deposit is required to secure your dates.  Weekly stays require a deposit of $200.00.  Three - five day stays require a deposit of  $100.00.

A photocopy of a US Drivers License is required.
You must also sign and return the Liability, Release, and Indemnification agreement.

 

PAYMENT

Your payment in full, damage deposit, fully completed and signed rental agreement, and US drivers license copy must be received at least 15 days prior to your scheduled stay. 
All checks should be made out to Christine Carney.

RECEIVING KEYS
The signed rental agreement, Drivers License copy, and full payment is required  at least 15 days prior to your scheduled stay. Once everything is received the map and key will be sent to you within 7 days of your arrival date.

DEPOSIT 
The deposit  is nonrefundable if you cancel, do not show up, or do not remit the required paperwork and final payment at least 15 days prior to your scheduled stay.
(Extenuating circumstances will be considered at owner’s discretion.) 

The deposit will hold your reservation and will be applied to your balance.  A seperate check is needed and will be held as damage deposit during your stay.  Upon an acceptable damage inspection It is refundable within a ten days of your departure.

FIREWORKS

Fireworks of any type are NOT permitted on the property.
 

HUNTING & FIREARMS
There is to be absolutely NO cleaning or gutting of any wild game on the property.

Discharge of firearms is NOT permitted on the property.

LANDSACPE

Cutting or hacking of trees or greenery on the property is prohibited.  Removal of any landscape fixtures or plants is NOT permitted.

RECREATIONAL VEHICLES

There is NO riding or revving of motorcycles, ATV's, snowmobiles, or other motorized vehicles on the premises.

Campers or motorhomes are NOT permitted on the property.
 

MOTOR VEHICLES AND PARKING

Parking of vehicles other than those listed on the rental agreement is NOT permitted.  

Parking on the front lawn is NOT acceptable.

The cottage is to be left in the same general condition it was received.

CHECK OUT PROCEDURE -  To help guide you the checkout procedures are posted inside the cottage.
* Check out time is 11:00AM, unless otherwise indicated on your agreement
* Please close all windows.
* Please close garage door.
* Please turn off all lights and appliances.
* Please set the thermostat to 60 degrees(in the winter).
* Please leave the sheets on the beds and the dirty towels in the laundry room as we will launder them. 
* Please place all trash in the trash containers located in the garage.
* Please lock front and side doors.

You are welcome to use anything that has been left out and available, within reason.
